Why an independent valuation matters

Whether you're applying for a mortgage, settling an estate, pricing a sale, or simply benchmarking an investment, you need a valuation figure that a third party will actually accept. Swiftrorbit produces formal written valuation reports that follow standard Kenyan property valuation methodology, drawing on a database of recent, verifiable transactions along the Mombasa coast. Each report documents the subject property's location, condition, comparable sales evidence, and a justified final value. Reports are typically delivered within five working days of the site inspection. What a valuation doesn't cover

A property valuation reflects market conditions at the date of inspection. It is not a structural survey, and it does not guarantee that a buyer or lender will agree with the figure — though our acceptance rate with Kenyan banks has been very high. Valuations are also affected by macro factors outside anyone's control: interest rate decisions by the Central Bank of Kenya, new infrastructure announcements, or shifts in demand from the diaspora market. If conditions change materially between the valuation date and a transaction, a fresh report may be needed. We'll tell you when that's the case rather than let an out-of-date figure cause a problem later.
